The areas surrounding Walt Disney World offer an incredible variety of communities and lifestyles. From established neighborhoods in Kissimmee and growing communities in Davenport to waterfront properties, luxury homes, resort-style communities and homes with more space and privacy, there is far more to discover than many buyers initially realize.
Having lived and worked in Central Florida for many years, I help buyers look beyond the property photographs and understand the different areas, communities and options available to them.
Kissimmee, Florida
Kissimmee offers tremendous variety.
You'll find everything from established neighborhoods and gated communities to newer construction, waterfront properties, acreage and homes located within easy reach of Walt Disney World and the greater Orlando area.
One of the things I enjoy about working in Kissimmee is that two communities only a short distance apart can offer completely different surroundings and styles of property.
There are communities offering extensive amenities, neighborhoods positioned around lakes and conservation areas, and properties where buyers can enjoy considerably more land and privacy.
Kissimmee is also home to some beautiful natural surroundings, particularly around its lakes.
Davenport, Florida
Davenport has experienced significant growth and has become an increasingly important part of the greater Disney-area real estate market.
The area offers a broad selection of property styles, including established residential neighborhoods, newer construction, gated communities, resort-style developments and properties designed for both primary and second-home ownership.
Its location provides access to the attractions and employment centers of the greater Orlando area while also placing residents within reach of areas such as ChampionsGate, Posner Park and the growing Highway 27 corridor.
When looking at homes in Davenport, I encourage buyers to pay attention to the individual community rather than simply the Davenport address. Location, amenities, association requirements, property type and intended use can vary considerably from one development to another.
Homes Near Walt Disney World
For many of my clients, the search begins with a simple request:
“I want to live near Disney.”
But that can mean very different things to different people.
You may want a primary residence with convenient access to the parks, a second home for visits to Florida, a luxury property, a home within a resort-style community or simply a quieter place to live while remaining close to everything Central Florida offers.
Celebration, Windermere, Winter Gdn, Kissimmee and Davenport each provide different options, and there are also communities throughout the greater Orlando and Disney corridor worth considering.

Central Florida has some exceptional opportunities for buyers who want to live near the water, from Butler Chain of Lakes, Lake Apopka, Lake Nona, to all the beautiful lakes and views in Winter
Haven/Lakeland. Kissimmee and the surrounding areas are home to numerous lakes and waterways, including the Kissimmee Chain of Lakes and Lake Tohopekaliga, commonly known as Lake Toho.
Waterfront properties can range from homes with peaceful water views to residences offering direct lake access, private docks or access to a larger chain of lakes.
However, buying waterfront property requires looking beyond the view.
The type of waterfront, lake access, dock and boating considerations, flood zones, insurance, shoreline conditions and property restrictions can all be important factors.
I particularly enjoy helping buyers explore Central Florida's waterfront opportunities because these properties can offer a completely different lifestyle from a traditional residential neighborhood.
Luxury Homes Near Disney & Orlando
Central Florida's luxury market extends well beyond Downtown Orlando.
Celebration, Windermere and other communities throughout the greater Orlando and Disney area offer distinctive luxury properties, including custom residences, waterfront estates, golf-course homes, gated communities and homes with exceptional outdoor living spaces.
For luxury buyers, finding the right property isn't simply about reaching a particular price point.
Privacy, location, architecture, construction quality, views, outdoor living, community amenities and proximity to the places you enjoy can all become part of the decision.

Relocating from the UK to Florida
Moving from the UK to Florida is a big decision—and one I understand personally because I have done it myself.
I moved from London to Central Florida in 2006 with my family, so I understand that relocating here involves much more than simply finding a house. Buying a Home in Florida Is Different
The property-buying process in Florida is quite different from buying a home in the UK.
Contracts, deposits, inspections, homeowners' associations, property taxes, insurance, closing costs and the overall purchasing process may all be unfamiliar.
You may also hear terminology you've never encountered before.
Part of my job is to explain the process clearly, answer your questions and help you understand what is happening at each stage of your purchase.
Searching From the UK
You don't necessarily need to be in Florida to begin your property search.
I regularly work with buyers who are relocating from outside Florida or overseas. We can discuss what you're looking for, explore appropriate areas and communities and narrow down potential properties before you arrive.
When necessary, technology can also make viewing properties from thousands of miles away much easier.
But I also believe there's enormous value in experiencing the communities personally. When you visit Florida, I can show you not only properties but the different areas so you can begin to understand where you would actually like to live.
